One-time leasing fee: 50% of one month's rent

This fee applies to all plans whenever we place a new tenant in your property. It covers the full leasing process: listing your property across major rental platforms, marketing it to qualified prospects, scheduling and conducting showings, running comprehensive background and credit checks, verifying employment and rental history, and preparing the lease agreement. We only collect this fee when we successfully place a tenant — so our incentive is exactly the same as yours: find the right person, fast.

What you're really paying for

Q: Do you charge any other fees besides the monthly management fee?

The only additional fee we charge is our one-time leasing fee of 50% of one month's rent, collected when we place a new tenant. There are no setup fees, no cancellation fees, and no hidden charges. Maintenance costs are passed through at cost with no markup.

Q: What's the difference between Essential and Full-Service?

Essential is designed for experienced landlords who already have a tenant in place and primarily need administrative support — rent collection, maintenance coordination, and monthly reporting. Full-service is our full-service plan and the right choice for most property owners. It includes tenant screening and placement, lease preparation, annual inspections, and preventative maintenance checks.

Q: What qualifies a property for the Concierge plan?

Concierge is built for larger or more complex properties — typically homes over 2,500 square feet, or properties with irrigation systems, HOA obligations, significant landscaping, or owners who want a higher level of hands-on oversight. If you're unsure, just ask us.

Q: Do you manage properties near Fort Gregg-Adams?
